Blending timeless architectural character with modern livability, this New American house plan delivers an elevated residential experience defined by space, craftsmanship, and thoughtful design. With 3,916 square feet of heated living area, four bedrooms, three-and-a-half baths, and a side-load three-car garage, the home is perfectly suited for families seeking generous room to live, work, and gather—without sacrificing style or flow.
From the exterior, the home makes a confident yet welcoming statement. A steep 16:12 roof pitch introduces dramatic verticality and reinforces the New American aesthetic, while the covered front porch softens the façade and creates a gracious point of arrival. The side-load garage preserves curb appeal and allows the architecture—not the vehicles—to take center stage. Proportions are balanced and substantial, designed to feel enduring rather than trendy.
Inside, the main level opens with 10-foot ceilings that immediately convey a sense of openness and refinement. The foyer leads naturally into a well-orchestrated open floor plan where formal and informal spaces coexist in harmony. At the heart of the home, the great room is anchored by a fireplace, providing a natural gathering place for evenings at home or entertaining guests. Sightlines extend through the kitchen and into the keeping or family room, encouraging connection while maintaining clear spatial definition.
The kitchen is both a functional workspace and a social hub. A generous kitchen island with eating bar supports casual meals and conversation, while a walk-in pantry ensures storage is never an afterthought. The adjacent breakfast area captures natural light and offers an inviting space for everyday dining, while the formal dining room remains perfectly suited for holidays and special occasions. Together, these spaces create a seamless entertaining environment that adapts effortlessly to different rhythms of daily life.
One of the plan’s most desirable features is the first-floor primary suite, privately positioned for comfort and retreat. This suite includes a sitting area that adds flexibility and luxury, ideal for reading or quiet relaxation. The ensuite bath features dual vanities, a spacious walk-in closet, and a private layout designed to feel spa-like without excess. Convenient laundry access from the primary suite further enhances everyday ease.
Additional main-level spaces include a dedicated home office or study, ideal for remote work or focused tasks, as well as a mud room and first-floor laundry with access from the garage—practical details that elevate daily functionality. A powder room is thoughtfully placed for guests, maintaining privacy in the bedroom zones.
Upstairs, the home continues to impress with 10-foot ceilings and well-planned accommodations. Secondary bedrooms are generously sized, including a Jack and Jill bathroom that balances shared use with personal comfort. Walk-in closets throughout ensure storage is ample and organized, while the layout allows each bedroom to feel distinct and private.
Outdoor living is equally considered. A covered patio with an outdoor fireplace extends the home’s living space beyond its walls, creating an inviting setting for year-round enjoyment. Whether hosting gatherings or unwinding under the open sky, this outdoor room reinforces the home’s emphasis on connection—both to family and to the outdoors.
Designed for modern families who value space, comfort, and architectural presence, this New American house plan offers a refined yet welcoming lifestyle. It is a home that feels substantial without being overwhelming, elegant without being formal, and perfectly suited for those who want their house to work beautifully for the way they live today.

All house plans sold by Archival Designs have been designed to comply with the International Residential Code (IRC) and to the local codes in the area where the designer resides or where the house was built.
All house plans are designed to meet or exceed the national building standards required by the International Residential Code (IRC). Due to differences in climate and geography throughout North America, every city, local municipality and county has unique building codes and regulations that must be followed to obtain a building permit. Prior to purchasing a set of house plans, we recommend that you meet with your local building officials in order to determine the building requirements for your area. It is the responsibility of the purchaser(s) and/or builder to ensure that the structure is constructed to meet the codes of their local area.
Important Note:
House plans do not come stamped or signed by an architect or engineer. Additionally, house plans typically will not include structural engineering notes/calculations. Please check with your local building officials to determine if a stamp is required. If required, the building department will only accept a stamp from a licensed professional in the state where the home will be built.
Depending on your city, county, and state building requirements, house plans may need to be reviewed by a local licensed architect or engineer for structural details and code standards before construction begins. This is particularly true in coastal areas and those facing seismic events, extreme winds, and heavy snow. If you are building in any of these areas, a licensed structural engineer will likely be needed to provide the necessary calculations and additional drawings. We authorize the use of our plans conditioned on your obligation and agreement to strictly comply with all local building codes, ordinances, regulations, and requirements, including permits and inspections at the time of and during construction. We recommend checking with your local building department for the most current requirements. The purchaser(s) and/or builder are responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.
Our foundation plans have been designed for universal conditions and may need to be adjusted to fit your specific site conditions. The foundation should be modified by a local structural engineer to comply with soil testing laboratory findings and local building requirements.
Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.
HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.
