OUR FOUNDER

David Marc Loftus / Founder of Archival Designs House Plans

Award-winning designer David Marc Loftus earned a reputation for excellence among a growing group of discerning clientele who admired David's ability to capture the essence of classical architecture using modern building materials and methods. Luxury home builders and clients seeking the ideal combination of classicism and convenience used Archival Designs to create some of America's most impressive estate homes.

David Loftus insisted that good taste was not exclusive to only large and opulent homes. He would often remind builders and clients, "Classical styling makes some of our 2,000 to 3,000 square foot homes more elegant and livable than many larger houses. The key to true classical style is in achieving proportional harmony."

"If you've ever seen Leonardo da Vinci's famous study of human proportions you understand the essence of classicism", David would go on to say. If a room is rectangular, its length should be one and one half its width. The height should be equal to the width. This proportion reflects the symmetry da Vinci illustrated and when it's carried over correctly it provides a sense of well-being and serenity." David Loftus quickly garnered a reputation in the home design industry as the designer with the best innate sense for classical architecture's proportional harmonies, with their resultant feeling of elegance, well-being, and serenity evident immediately upon crossing the threshold of an Archival Designs' home.

Although David passed away years ago, he left behind not only a wealth of home plans but also the trained designers he gathered around him. In the tradition of talented young people being apprenticed to a recognized Master, David Loftus identified and nurtured many exceptional designers to carry on his work. This group of specially trained designers can help make your dream home a reality. David Loftus' legacy is also carried on by his wife, JoAnne Loftus, who co-founded the business with David in 1983 and is now the President of Archival Designs. JoAnne brought her own building experience to the Archival Design team, as well as contributing the all-important female perspective on home design. The Loftus and Archival Designs' names have become synonymous with pure, classic homes of warmth, charm, and grace.

Builder-First Process

Cookie-cutter designs + endless upsells. You lose control before you start.

Architect Route

$20-50k and months of waiting. For most families, it's overkill.

Redesigns after submission. County rules you didn't know existed.

What Most Builders Won't Tell You

Building a home is one of the biggest decisions you'll make. Before you commit to a builder's limited catalog or spend months with an architect, here's what you need to know about costs, timelines, and getting the home you actually want.

FAQ

Beyond the plan itself, expect costs for: site preparation, foundation, framing, mechanical systems (HVAC, plumbing, electrical), and finishes.

A realistic budget starts with understanding these buckets—not just the sticker price of a plan.

Plan on 8-18 months from selecting a plan to move-in. Permitting takes 2-8 weeks, foundation and framing 2-4 months, and finishes another 3-6

months. Weather, inspections, and material availability all affect timing.

Every lot has constraints: setbacks, slope, HOA rules, zoning requirements. The right plan accounts for these. If you're unsure, contact us

before purchasing—we'll help you find a plan that fits your lot's requirements.

Builders love proven designs. They've built similar homes before, know the materials needed, and can price accurately. You get professional

architecture without the custom price tag—and modifications are always possible.

Common Questions

Yes. Our plans include complete construction documents that any licensed builder can use. Builders prefer working with proven designs—they can

price accurately and know what to expect.

Absolutely. We offer modification services for most plans, or your builder/architect can make changes. Common modifications include adjusting

garage size, adding rooms, or flipping layouts.

Complete construction documents: floor plans, exterior elevations, foundation plan, roof plan, electrical layouts, cross-sections, and construction details. Everything your builder needs to break ground.

Contact us before purchasing. Our team will review your lot requirements—setbacks, slope, dimensions—and help you find a plan that fits. We'd rather help you choose right than process a return.
