This thoughtfully designed transitional house plan blends timeless architectural elements with modern functionality, creating a home that is both elegant and highly livable. With 2,292 square feet of heated living space on the main level, this plan is ideal for homeowners seeking single-story convenience while still offering the flexibility of future expansion through optional spaces.
The exterior presents a balanced and refined appearance, highlighted by a dramatic combination of 14:12 and 9:12 roof pitches that add visual interest and architectural character. A side-load, three-car garage enhances curb appeal while providing 925 square feet of secure parking and storage, making this design especially well-suited for wider lots or corner properties. Covered front and rear porches further contribute to the home’s welcoming presence and outdoor living potential.
Inside, the layout opens with a defined foyer that creates a graceful transition into the heart of the home. From there, the plan unfolds into a spacious great room, where a central fireplace anchors the living space and adds warmth and charm. The great room flows seamlessly into the kitchen and dining areas, reinforcing the home’s open floor plan while still maintaining clear functional zones.
The kitchen is designed for both everyday living and entertaining. A generous kitchen island provides additional workspace and seating, while an eating bar allows for casual meals or conversation during meal preparation. A large walk-in pantry ensures ample storage, helping keep countertops clear and organized. Adjacent dining spaces offer flexibility, with room for both formal gatherings and relaxed family meals.
The private living quarters are arranged in a desirable split-bedroom layout, enhancing privacy for the homeowner. The first-floor primary suite is positioned away from the secondary bedrooms and serves as a comfortable retreat. This suite includes a spacious bedroom, a well-appointed private master bath with double vanity sinks, and a large walk-in closet designed to accommodate generous storage needs.
Two additional bedrooms share a full bathroom and are ideally sized for family members, guests, or flexible use as hobby rooms. Their placement maintains separation from the primary suite while keeping all living spaces conveniently on one level.
Practical features are woven throughout the design to support everyday living. A centrally located first-floor laundry room offers direct convenience, while the inclusion of a mud room helps manage daily comings and goings, especially for households with active lifestyles.
One of the standout aspects of this plan is its expansion potential. An optional bonus room provides an additional 520 square feet, perfect for a media room, home office, playroom, or guest suite. Below, an optional finished basement adds 1,046 square feet, offering even more flexibility for future living space, recreation areas, or storage—ideal for growing families or evolving needs.
Outdoor living is equally inviting, with a covered rear porch extending the living space beyond the interior. This area is perfect for outdoor dining, relaxing, or entertaining, creating a seamless connection between indoor comfort and outdoor enjoyment.
With its well-balanced layout, flexible expansion options, and refined transitional styling, this home plan delivers a perfect blend of comfort, efficiency, and timeless appeal. Whether enjoyed as a single-level residence or expanded with optional spaces, this design adapts beautifully to a wide range of lifestyles, making it a lasting and versatile home solution.

All house plans sold by Archival Designs have been designed to comply with the International Residential Code (IRC) and to the local codes in the area where the designer resides or where the house was built.
All house plans are designed to meet or exceed the national building standards required by the International Residential Code (IRC). Due to differences in climate and geography throughout North America, every city, local municipality and county has unique building codes and regulations that must be followed to obtain a building permit. Prior to purchasing a set of house plans, we recommend that you meet with your local building officials in order to determine the building requirements for your area. It is the responsibility of the purchaser(s) and/or builder to ensure that the structure is constructed to meet the codes of their local area.
Important Note:
House plans do not come stamped or signed by an architect or engineer. Additionally, house plans typically will not include structural engineering notes/calculations. Please check with your local building officials to determine if a stamp is required. If required, the building department will only accept a stamp from a licensed professional in the state where the home will be built.
Depending on your city, county, and state building requirements, house plans may need to be reviewed by a local licensed architect or engineer for structural details and code standards before construction begins. This is particularly true in coastal areas and those facing seismic events, extreme winds, and heavy snow. If you are building in any of these areas, a licensed structural engineer will likely be needed to provide the necessary calculations and additional drawings. We authorize the use of our plans conditioned on your obligation and agreement to strictly comply with all local building codes, ordinances, regulations, and requirements, including permits and inspections at the time of and during construction. We recommend checking with your local building department for the most current requirements. The purchaser(s) and/or builder are responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.
Our foundation plans have been designed for universal conditions and may need to be adjusted to fit your specific site conditions. The foundation should be modified by a local structural engineer to comply with soil testing laboratory findings and local building requirements.
Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.
HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.
