Sprawling Modern Ranch House Plan with Basement, 2 Beds, 3-Car Garage & Expansive Porches — 5,586 Sq Ft

Designed for those who value architectural presence, generous proportions, and seamless livability, this 5,586 sq ft modern ranch house plan with basement delivers an exceptional balance of luxury, comfort, and long-term flexibility. With its expansive footprint, refined detailing, and thoughtfully curated layout, this home feels both grounded in timeless ranch traditions and elevated by modern design sensibility.

From the moment you arrive, the home’s commanding width of 104 feet establishes a strong architectural identity. The horizontal massing—enhanced by elegant 9:12 and 12:12 roof pitches—creates visual rhythm while maintaining the low-slung sophistication that defines the modern ranch style. Deep overhangs and clean lines convey both stability and refinement, while generous outdoor spaces invite year-round enjoyment.

The exterior architecture is bold yet balanced. The sprawling façade is softened by a gracious covered front porch, offering a warm sense of arrival and a natural gathering space for morning coffee or evening conversation. With an impressive 1,660 sq ft of total porch space, the design embraces indoor-outdoor living as an essential part of the home experience.

The side-load 3-car garage integrates seamlessly into the overall architecture, preserving the clean visual appeal of the front elevation while providing ample room for vehicles, storage, and hobby space. The scale of the home allows it to sit beautifully on larger lots, estate properties, or scenic rural settings.

Inside, the experience is defined by volume, light, and movement. 10-foot ceilings throughout both the main level and basement create an immediate sense of openness, while the open floor plan ensures natural flow between the great room, kitchen, and dining spaces.

The great room anchors the home with warmth and sophistication, centered around a striking fireplace that offers both visual impact and everyday comfort. Large windows throughout the living areas invite natural light to fill the interior, enhancing the feeling of spaciousness and creating a strong visual connection to the outdoors.

Whether hosting large gatherings or enjoying quiet evenings, the layout supports both entertaining and everyday living with ease.

At the heart of the home, the kitchen blends beauty with purpose. A generous center island provides abundant workspace, casual seating, and a natural gathering point. The nearby eating bar encourages conversation while keeping the cook connected to guests and family.

The inclusion of a spacious walk-in pantry ensures exceptional storage capacity, keeping the kitchen organized and uncluttered. Positioned between the great room and formal dining room, the kitchen supports both casual meals and elevated entertaining without interruption to flow.

The first-floor primary suite offers a luxurious retreat tucked away from the home’s social spaces. The bedroom feels expansive yet serene, with room for seating and personal comfort. The attached bath features a well-appointed layout with a double vanity, a sense of spa-like privacy, and a generous walk-in closet designed to accommodate an extensive wardrobe.

A second bedroom offers flexibility for guests, family members, or multi-purpose use, while maintaining privacy and comfort.

This home excels not only in beauty but also in livability. The thoughtful inclusion of a mud room near the garage helps manage daily routines with ease. The first-floor laundry room, with direct access from the garage, adds another layer of convenience that homeowners will appreciate every day.

A centrally located powder room supports guests without interrupting private spaces, while storage is intelligently distributed throughout the home to support long-term organization.

The full basement adds remarkable versatility to this plan. With 2,372 sq ft of finished space and an additional 842 sq ft of unfinished area, homeowners gain extraordinary flexibility for future growth. The 10-foot basement ceilings elevate the experience, making this level feel just as comfortable and livable as the main floor.

This space is ideal for future recreation rooms, guest suites, fitness areas, media rooms, or multigenerational living—allowing the home to evolve alongside changing needs.

With 5,586 sq ft of living space, expansive porches, generous indoor volume, and a flexible basement, this modern ranch design is ideal for homeowners who want room to breathe without sacrificing elegance. It supports entertaining, privacy, everyday functionality, and long-term adaptability in equal measure.

This is more than a house plan—it is a foundation for a lifestyle defined by comfort, sophistication, and lasting architectural appeal.

JoAnne and the entire staff was extremely helpful and patient with us while we decided between 2 homes. This home has outstanding curb appeal and a great layout perfect for us. I work from home so having the home office off the foyer is fantastic. I converted the wet bar into a storage closet for my office. We also extended the laundry room into the porch and created a multipurpose laundry/mud room. I would buy from archival designs again and again.

It took almost a year to pick a plan. Since my husband and I retired a few years ago we wanted this last house had to have everything we wanted and needed. The kitchen is my favorite part of the house. I can see what’s happening in my neighborhood through my kitchen window and watch my husband garden in the back yard. Our children think we made a smart decision when we picked this house for our senior years.

All house plans sold by Archival Designs have been designed to comply with the International Residential Code (IRC) and to the local codes in the area where the designer resides or where the house was built.

Do your plans meet building codes in my area?

All house plans are designed to meet or exceed the national building standards required by the International Residential Code (IRC). Due to differences in climate and geography throughout North America, every city, local municipality and county has unique building codes and regulations that must be followed to obtain a building permit. Prior to purchasing a set of house plans, we recommend that you meet with your local building officials in order to determine the building requirements for your area.  It is the responsibility of the purchaser(s) and/or builder to ensure that the structure is constructed to meet the codes of their local area.

Important Note:

  • Customers building in CA, OR, SC, WA, and NV: Our house plans do not meet Earthquake Seismic/Wind code requirements.
  • Customers building in GA, SC, FL, and NC Coastal Areas: Plans may have to be engineered to meet local Hurricane/Wind codes.
  • Customers building in AL, AZ, CO, CT, DE, FL, ID, LA, KY, MD, MA, MN, MI, NV, NH, NJ, NY, OH, PA, UT, WY, and VA: Plans may have to be engineered by a local licensed professional to meet local building codes. Please call your local building department before placing order.
  • Customers building in NV: NV law permits an owner or builder to build a house from their own plans. Contact your local building department to verify if our stock house plans will be accepted before placing order.

Will the plans be stamped or signed by an architect or engineer?

House plans do not come stamped or signed by an architect or engineer.  Additionally, house plans typically will not include structural engineering notes/calculations. Please check with your local building officials to determine if a stamp is required. If required, the building department will only accept a stamp from a licensed professional in the state where the home will be built.

Depending on your city, county, and state building requirements, house plans may need to be reviewed by a local licensed architect or engineer for structural details and code standards before construction begins. This is particularly true in coastal areas and those facing seismic events, extreme winds, and heavy snow. If you are building in any of these areas, a licensed structural engineer will likely be needed to provide the necessary calculations and additional drawings. We authorize the use of our plans conditioned on your obligation and agreement to strictly comply with all local building codes, ordinances, regulations, and requirements, including permits and inspections at the time of and during construction. We recommend checking with your local building department for the most current requirements.  The purchaser(s) and/or builder are responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.

Will the foundation included in the construction drawings work for my site?

Our foundation plans have been designed for universal conditions and may need to be adjusted to fit your specific site conditions. The foundation should be modified by a local structural engineer to comply with soil testing laboratory findings and local building requirements.

Do your plans include electrical, plumbing and mechanical drawings?

Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included.  Your electrical subcontractor will typically provide these drawings.

HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site.  Local HVAC codes, climatic requirements and commonly used systems vary throughout the country.  The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.
