This thoughtfully crafted modern farmhouse duplex house plan offers a refined balance between architectural charm, practical living, and long-term flexibility. Designed as two mirror-image residences under one striking roofline, the home provides a total of 2,570 square feet, with each unit offering 1,285 square feet of beautifully livable space, 2 bedrooms, 2 bathrooms, and a private 1-car garage. Whether envisioned as an income-producing investment property, a multi-generational living solution, or an owner-occupied duplex, this plan delivers exceptional versatility without compromising on style.
The exterior presence reflects everything homeowners love about modern farmhouse architecture. A steep 10:12 roof pitch creates dramatic visual interest and gives the home a timeless silhouette, while the broad proportions and clean lines establish a sense of balance and sophistication. The symmetrical layout subtly reinforces the duplex design while still allowing each residence to feel like a distinct home rather than a shared structure. From the street, the house feels warm and inviting—an architectural statement that enhances curb appeal and long-term value.
Inside each unit, the layout is designed around real-life living. The open-concept core seamlessly connects the kitchen, dining, and family spaces, creating a natural flow that feels spacious, light-filled, and comfortable. This layout supports both quiet everyday living and casual entertaining, making it equally appealing to homeowners and renters. The keeping/family room sits at the heart of the home, offering a relaxed environment for movie nights, conversation, and connection.
The kitchen is both practical and visually engaging, anchored by a generous island and an inviting eating bar that encourages gathering. Whether hosting guests or preparing everyday meals, the kitchen remains connected to the main living spaces, reinforcing the open and social nature of the plan. Thoughtful circulation and smart storage solutions ensure the space remains functional without feeling crowded.
One of the most appealing features of each residence is the private first-floor primary suite. Designed as a true retreat, the primary bedroom enjoys separation from the secondary bedroom thanks to the smart split-bedroom layout. This enhances privacy for both occupants and makes the plan ideal for roommates, small families, or aging-in-place homeowners. The primary suite includes a spacious walk-in closet and a private en-suite bathroom with a double vanity, offering comfort that feels elevated well beyond the home’s footprint.
The second bedroom in each unit is equally flexible—perfect for guests, a home office, or a child’s room. A full second bathroom ensures convenience and functionality for all occupants, while maintaining privacy and livability throughout the space.
Daily routines are simplified by the inclusion of first-floor laundry in each residence. Conveniently placed and easily accessible, this feature supports modern lifestyles and adds to the overall efficiency of the design. With everything located on one level, the home feels intuitive and easy to navigate.
Each unit also features its own 1-car front-load garage, providing valuable secure parking and additional storage. This private garage access is a major advantage for both homeowners and tenants, increasing comfort, usability, and rental appeal. The overall structure is built with durable 2x6 wall framing, offering enhanced structural integrity and energy efficiency potential, while the unfinished basement foundation presents future opportunities for added storage or expansion depending on site conditions and homeowner goals.
What truly distinguishes this modern farmhouse duplex is its ability to solve multiple needs within one cohesive design. It provides the charm and character buyers crave, the functionality today’s lifestyles demand, and the flexibility investors seek. Whether used as a long-term rental property, short-term income opportunity, or shared family residence, this plan is designed to remain valuable, adaptable, and desirable for years to come.
With its architectural appeal, intelligent layout, and built-in versatility, this duplex house plan represents a powerful combination of lifestyle and investment—beautifully wrapped in the warmth of modern farmhouse design.

All house plans sold by Archival Designs have been designed to comply with the International Residential Code (IRC) and to the local codes in the area where the designer resides or where the house was built.
All house plans are designed to meet or exceed the national building standards required by the International Residential Code (IRC). Due to differences in climate and geography throughout North America, every city, local municipality and county has unique building codes and regulations that must be followed to obtain a building permit. Prior to purchasing a set of house plans, we recommend that you meet with your local building officials in order to determine the building requirements for your area. It is the responsibility of the purchaser(s) and/or builder to ensure that the structure is constructed to meet the codes of their local area.
Important Note:
House plans do not come stamped or signed by an architect or engineer. Additionally, house plans typically will not include structural engineering notes/calculations. Please check with your local building officials to determine if a stamp is required. If required, the building department will only accept a stamp from a licensed professional in the state where the home will be built.
Depending on your city, county, and state building requirements, house plans may need to be reviewed by a local licensed architect or engineer for structural details and code standards before construction begins. This is particularly true in coastal areas and those facing seismic events, extreme winds, and heavy snow. If you are building in any of these areas, a licensed structural engineer will likely be needed to provide the necessary calculations and additional drawings. We authorize the use of our plans conditioned on your obligation and agreement to strictly comply with all local building codes, ordinances, regulations, and requirements, including permits and inspections at the time of and during construction. We recommend checking with your local building department for the most current requirements. The purchaser(s) and/or builder are responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.
Our foundation plans have been designed for universal conditions and may need to be adjusted to fit your specific site conditions. The foundation should be modified by a local structural engineer to comply with soil testing laboratory findings and local building requirements.
Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.
HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.
