This European-style house plan presents a stately and well-composed architectural design, merging classical influences with contemporary spatial planning. Encompassing a total heated living area of 4,897 square feet, the residence is arranged across two levels, offering a refined balance of formal elegance and modern-day functionality suited for comfortable family living and entertaining.
The first floor, totaling 3,151 square feet, establishes the home’s primary living environment. A covered front porch introduces the façade with a sense of understated sophistication, leading into a defined foyer that serves as the central organizing element of the interior. From this point, the layout unfolds into a sequence of interconnected spaces, each carefully proportioned to support both daily activities and formal gatherings.
The formal dining room is strategically positioned to accommodate structured meals and special occasions, while the keeping or family room provides a more relaxed atmosphere. Anchored by a fireplace, this space acts as a central gathering point, reinforcing warmth and continuity within the open floor plan. Adjacent to these areas, the kitchen serves as both a functional workspace and a social hub, featuring a central island, eating bar, and a generously sized walk-in pantry. The adjoining breakfast area supports informal dining, maintaining visual and spatial connection to the surrounding living areas.
A defining feature of the main level is the first-floor master suite, designed as a private retreat. This space includes a spacious bedroom, a dedicated sitting area, and a well-appointed bath with dual vanity sinks. A walk-in closet and direct laundry access further enhance convenience, reflecting a thoughtful integration of comfort and practicality. The split-bedroom arrangement ensures separation between the master suite and other living areas, promoting privacy.
Additional functional spaces on the first floor include a home office or study, ideal for focused work or quiet reading, as well as a utility room and a powder room for guest use. The inclusion of both covered front and rear porches, along with a patio, extends the living environment outdoors, creating sheltered spaces for relaxation and social interaction while reinforcing the home’s connection to its surroundings.
The second floor, comprising 1,746 square feet, expands the home’s versatility through a range of secondary and recreational spaces. A loft area provides an open yet defined zone that visually connects to the level below, enhancing the sense of volume and continuity within the home. Dedicated entertainment spaces, including a game room and a media room, offer flexibility for leisure activities and gatherings.
Three additional bedrooms are located on the upper level, each designed to provide comfort and privacy, with convenient access to well-appointed bathrooms. This arrangement supports both individual retreat and shared living, making the upper floor highly adaptable to the needs of family members or guests.
The home also features a three-car side-load garage totaling 679 square feet, integrated in a way that preserves the visual prominence of the main façade. Constructed on a slab foundation with 2x4 wall framing, the design emphasizes durability and efficient construction methods.
With overall dimensions of 61 feet in width and 75 feet in depth, the structure maintains a strong and balanced presence. Ceiling heights of 10 feet on the first floor and 9 feet on the second floor contribute to a sense of openness and architectural hierarchy throughout the interior spaces.
In its entirety, this European house design embodies a timeless architectural character, combining traditional elegance with modern convenience. Its generous scale, diverse functional spaces, and carefully considered layout make it a compelling choice for those seeking a distinguished and highly livable residence.

All house plans sold by Archival Designs have been designed to comply with the International Residential Code (IRC) and to the local codes in the area where the designer resides or where the house was built.
All house plans are designed to meet or exceed the national building standards required by the International Residential Code (IRC). Due to differences in climate and geography throughout North America, every city, local municipality and county has unique building codes and regulations that must be followed to obtain a building permit. Prior to purchasing a set of house plans, we recommend that you meet with your local building officials in order to determine the building requirements for your area. It is the responsibility of the purchaser(s) and/or builder to ensure that the structure is constructed to meet the codes of their local area.
Important Note:
House plans do not come stamped or signed by an architect or engineer. Additionally, house plans typically will not include structural engineering notes/calculations. Please check with your local building officials to determine if a stamp is required. If required, the building department will only accept a stamp from a licensed professional in the state where the home will be built.
Depending on your city, county, and state building requirements, house plans may need to be reviewed by a local licensed architect or engineer for structural details and code standards before construction begins. This is particularly true in coastal areas and those facing seismic events, extreme winds, and heavy snow. If you are building in any of these areas, a licensed structural engineer will likely be needed to provide the necessary calculations and additional drawings. We authorize the use of our plans conditioned on your obligation and agreement to strictly comply with all local building codes, ordinances, regulations, and requirements, including permits and inspections at the time of and during construction. We recommend checking with your local building department for the most current requirements. The purchaser(s) and/or builder are responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.
Our foundation plans have been designed for universal conditions and may need to be adjusted to fit your specific site conditions. The foundation should be modified by a local structural engineer to comply with soil testing laboratory findings and local building requirements.
Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.
HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.
