With a total heated living area of 2,012 square feet, the home is designed to support both comfortable family living and adaptable functionality within a balanced and efficient footprint.
The exterior reflects the enduring appeal of Craftsman architecture through its proportional massing and inviting entry sequence. A modest stoop establishes a defined transition into the home, while the structure’s dimensions—46 feet in width and 51 feet in depth—create a compact yet substantial presence suitable for a variety of residential settings. The moderate 6:12 roof pitch contributes to the home’s cohesive profile and traditional aesthetic.
The first floor, encompassing 1,426 square feet, serves as the primary living environment. The layout is organized around an open floor plan that integrates the kitchen, breakfast area, and keeping or family room into a unified central space. This arrangement promotes ease of movement and visual continuity, enhancing both functionality and comfort.
The family room acts as the heart of the home, providing a welcoming area for daily activities and social gatherings. Adjacent to this space, the kitchen is designed to function as both a practical workspace and a social hub. A central island and eating bar offer ample preparation space and casual seating, while a walk-in pantry ensures efficient storage. The nearby breakfast area provides an informal dining option that complements the openness of the layout.
A defining feature of the main level is the inclusion of a flexible room that can be adapted to suit a variety of needs, such as a home office, study, guest room, or hobby space. This adaptability enhances the long-term usability of the design and allows the home to respond to changing lifestyle requirements.
The first-floor master suite provides a private and accessible retreat. This space includes a spacious bedroom, walk-in closet, and a well-appointed bath with dual vanity sinks. Its placement on the main level ensures separation from the secondary bedrooms while supporting convenience and comfort.
Additional practical elements on the first floor include a powder room and a dedicated laundry area, contributing to the home’s efficiency and organization. The attached two-car garage, totaling 532 square feet, offers secure parking and direct access to the home, enhancing everyday functionality.
The second floor, comprising 586 square feet, accommodates additional private living spaces. Two bedrooms are positioned on this level and are connected by a Jack and Jill bathroom, creating an efficient arrangement that balances accessibility and privacy. A second-floor laundry area further enhances convenience, reducing the need for movement between levels during daily routines.
The upper level also includes a bonus room, providing additional flexible space that may serve as a recreation room, media area, playroom, or optional fourth bedroom. This feature expands the home’s adaptability and supports a variety of household needs over time.
Outdoor living is incorporated through a deck area that extends the usable living space into the exterior environment. This space provides opportunities for relaxation and informal gatherings while reinforcing the connection between indoor and outdoor living.
Constructed on a slab foundation with 2x4 wall framing, the home reflects a practical and efficient approach to construction. Interior ceiling heights of 9 feet on the first floor and 8 feet on the second floor contribute to a comfortable sense of scale, while the overall building height of 31 feet 1 inch creates a balanced vertical profile.

All house plans sold by Archival Designs have been designed to comply with the International Residential Code (IRC) and to the local codes in the area where the designer resides or where the house was built.
All house plans are designed to meet or exceed the national building standards required by the International Residential Code (IRC). Due to differences in climate and geography throughout North America, every city, local municipality and county has unique building codes and regulations that must be followed to obtain a building permit. Prior to purchasing a set of house plans, we recommend that you meet with your local building officials in order to determine the building requirements for your area. It is the responsibility of the purchaser(s) and/or builder to ensure that the structure is constructed to meet the codes of their local area.
Important Note:
House plans do not come stamped or signed by an architect or engineer. Additionally, house plans typically will not include structural engineering notes/calculations. Please check with your local building officials to determine if a stamp is required. If required, the building department will only accept a stamp from a licensed professional in the state where the home will be built.
Depending on your city, county, and state building requirements, house plans may need to be reviewed by a local licensed architect or engineer for structural details and code standards before construction begins. This is particularly true in coastal areas and those facing seismic events, extreme winds, and heavy snow. If you are building in any of these areas, a licensed structural engineer will likely be needed to provide the necessary calculations and additional drawings. We authorize the use of our plans conditioned on your obligation and agreement to strictly comply with all local building codes, ordinances, regulations, and requirements, including permits and inspections at the time of and during construction. We recommend checking with your local building department for the most current requirements. The purchaser(s) and/or builder are responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.
Our foundation plans have been designed for universal conditions and may need to be adjusted to fit your specific site conditions. The foundation should be modified by a local structural engineer to comply with soil testing laboratory findings and local building requirements.
Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.
HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.
