This thoughtfully designed contemporary house plan proves that compact living can still feel spacious, refined, and highly functional. With clean lines, efficient use of space, and modern amenities, this home is ideal for homeowners seeking a low-maintenance footprint without sacrificing comfort or style.
The plan offers 1,040 square feet of heated living space, all located on a single level for easy everyday living. When including unheated areas, the home encompasses 476 square feet under roof, bringing the total structure to 1,516 square feet. The overall footprint measures 56 feet wide by 32 feet deep, with a building height of 17 feet 1 inch, making it an excellent choice for narrow or urban lots. Inside, 10-foot ceilings on the first floor dramatically enhance the sense of openness, allowing natural light to move freely throughout the interior.
A modest yet welcoming 60-square-foot front porch introduces the home and provides a subtle outdoor connection, perfect for a bench or potted plants. The attached 416-square-foot, front-load garage includes one garage bay, offering secure parking along with space for storage or tools. Convenient laundry access from the garage allows for easy transitions into the home while helping keep daily clutter contained.
At the heart of the home is an open floor plan that blends the kitchen, keeping/family room, and dining area into one cohesive living space. The family room is anchored by a cozy fireplace, adding warmth and visual interest while creating a comfortable place to relax or entertain. This central living area is ideal for both quiet evenings and casual gatherings.
The kitchen is compact yet highly efficient, featuring a kitchen island, eating bar, and excellent workflow. Designed for modern living, it supports everything from quick meals to entertaining guests without wasted space. The layout keeps the cook connected to the living area while maintaining a clean, uncluttered aesthetic.
The first-floor master suite provides a private retreat within the home. The bedroom is well-proportioned and includes a generous walk-in closet for organized storage. The private master bathroom is designed with a double vanity sink, offering both comfort and functionality. A nearby powder room serves guests without interrupting the privacy of the main suite—an uncommon but highly desirable feature in a home of this size.
Additional practical features include a dedicated first-floor laundry area and a functional mud room, ensuring everyday tasks remain efficient and organized. These elements enhance the livability of the home while supporting a streamlined lifestyle.
Built on a slab foundation, the home features 2x6 wall framing for added strength and insulation. The stick-framed roof with a low-profile 2:12 roof pitch reinforces the contemporary aesthetic, giving the exterior a clean, modern silhouette that pairs well with urban, suburban, or minimalist settings.
Perfect as a primary residence, downsizing option, vacation home, or guest house, this contemporary house plan offers exceptional livability in a compact form. With its open layout, high ceilings, private master suite, and attached garage, it delivers modern comfort in an efficient, stylish design.

All house plans sold by Archival Designs have been designed to comply with the International Residential Code (IRC) and to the local codes in the area where the designer resides or where the house was built.
All house plans are designed to meet or exceed the national building standards required by the International Residential Code (IRC). Due to differences in climate and geography throughout North America, every city, local municipality and county has unique building codes and regulations that must be followed to obtain a building permit. Prior to purchasing a set of house plans, we recommend that you meet with your local building officials in order to determine the building requirements for your area. It is the responsibility of the purchaser(s) and/or builder to ensure that the structure is constructed to meet the codes of their local area.
Important Note:
House plans do not come stamped or signed by an architect or engineer. Additionally, house plans typically will not include structural engineering notes/calculations. Please check with your local building officials to determine if a stamp is required. If required, the building department will only accept a stamp from a licensed professional in the state where the home will be built.
Depending on your city, county, and state building requirements, house plans may need to be reviewed by a local licensed architect or engineer for structural details and code standards before construction begins. This is particularly true in coastal areas and those facing seismic events, extreme winds, and heavy snow. If you are building in any of these areas, a licensed structural engineer will likely be needed to provide the necessary calculations and additional drawings. We authorize the use of our plans conditioned on your obligation and agreement to strictly comply with all local building codes, ordinances, regulations, and requirements, including permits and inspections at the time of and during construction. We recommend checking with your local building department for the most current requirements. The purchaser(s) and/or builder are responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.
Our foundation plans have been designed for universal conditions and may need to be adjusted to fit your specific site conditions. The foundation should be modified by a local structural engineer to comply with soil testing laboratory findings and local building requirements.
Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.
HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.
