AM7645-A
This striking A-frame house plan blends iconic architectural character with a thoughtfully arranged interior, offering 1,976 square feet of heated living space across two levels. Defined by its dramatic 18:12 roof pitch and tall profile, this home delivers both timeless visual appeal and a highly efficient layout well-suited for vacation properties, mountain retreats, lakeside homes, or distinctive primary residences.
The exterior immediately commands attention with its steeply pitched roof and vertical proportions, rising to an overall building height of 35 feet. Traditional siding materials soften the bold geometry, creating a warm and welcoming presence that fits naturally into wooded, rural, or scenic settings. With a compact footprint measuring 50 feet wide by 32 feet deep, this design maximizes interior volume while remaining site-friendly and cost-efficient.
Inside, the first floor provides 1,308 square feet of comfortable living space with an emphasis on practicality and everyday use. The main living area functions as a keeping or family room, designed to feel open yet cozy beneath the sloping rooflines that define the A-frame style. Natural light filters in from multiple directions, enhancing the sense of vertical space and architectural drama.
Two secondary bedrooms are located on the first floor, offering convenience and accessibility for family members, guests, or flexible use as home offices or hobby rooms. These bedrooms share access to a full bathroom, making the main level ideal for households that value single-level sleeping accommodations for children or visitors.
A centrally located utility room on the first floor adds functional efficiency, keeping daily tasks neatly organized and out of sight. Storage and circulation spaces are carefully planned to ensure that every square foot of the home is purposeful, despite the unique geometry of the A-frame form.
Ascending to the second floor, the home transitions into a more private retreat. The primary bedroom suite occupies this level, providing separation from the secondary bedrooms below. Designed as a true owner’s sanctuary, the suite includes a walk-in closet and convenient access to a full bathroom. The elevated position enhances privacy while offering the potential for expansive views through upper-level windows.
A loft area also acts as the bonus area overlooking the living space below, reinforcing the open, vertical nature of the design. This loft can serve as a reading nook, home office, or quiet lounge area, making it a versatile feature that adapts to changing lifestyle needs. This bonus area adds an additional 126 square feet of flexible space. Whether used as a creative studio, playroom, or extra storage, this bonus area enhances the overall versatility of the plan.
Throughout the home, 2x6 wall framing supports energy efficiency and structural integrity, while the crawl space foundation allows for flexibility across a variety of site conditions. Ceiling heights of 8 feet on the first floor create a comfortable and grounded feel that contrasts beautifully with the soaring rooflines above, offering a balanced mix of intimacy and openness.
This A-frame house plan is ideal for homeowners who appreciate bold architectural expression paired with practical living arrangements. With its efficient footprint, private upper-level master suite, and flexible loft and bonus spaces, the design offers a unique blend of rustic charm and modern livability. Whether used as a primary residence or a destination getaway, this home stands out as a timeless and memorable architectural statement.

All house plans sold by Archival Designs have been designed to comply with the International Residential Code (IRC) and to the local codes in the area where the designer resides or where the house was built.
All house plans are designed to meet or exceed the national building standards required by the International Residential Code (IRC). Due to differences in climate and geography throughout North America, every city, local municipality and county has unique building codes and regulations that must be followed to obtain a building permit. Prior to purchasing a set of house plans, we recommend that you meet with your local building officials in order to determine the building requirements for your area. It is the responsibility of the purchaser(s) and/or builder to ensure that the structure is constructed to meet the codes of their local area.
Important Note:
House plans do not come stamped or signed by an architect or engineer. Additionally, house plans typically will not include structural engineering notes/calculations. Please check with your local building officials to determine if a stamp is required. If required, the building department will only accept a stamp from a licensed professional in the state where the home will be built.
Depending on your city, county, and state building requirements, house plans may need to be reviewed by a local licensed architect or engineer for structural details and code standards before construction begins. This is particularly true in coastal areas and those facing seismic events, extreme winds, and heavy snow. If you are building in any of these areas, a licensed structural engineer will likely be needed to provide the necessary calculations and additional drawings. We authorize the use of our plans conditioned on your obligation and agreement to strictly comply with all local building codes, ordinances, regulations, and requirements, including permits and inspections at the time of and during construction. We recommend checking with your local building department for the most current requirements. The purchaser(s) and/or builder are responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.
Our foundation plans have been designed for universal conditions and may need to be adjusted to fit your specific site conditions. The foundation should be modified by a local structural engineer to comply with soil testing laboratory findings and local building requirements.
Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.
HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.
